Hello! My cherished longtime housemate of 8 years is moving out at the end of 2024, and I now have a spacious one-bedroom studio unit available in my lovely 1800's Victorian on Valencia Street starting January 1st, 2025.


The house is a remodeled 1800's Victorian with 5 bedrooms plus a common-area living room, kitchen, and laundry-room.
We have 4 of the rooms set up as bedrooms, plus one that is a shared guest-room/office/gym sort of art making and hanging out area.

We all nice fun creative artist nerds who rarely leave our amazing few-block radius. 


The house has:

-New kitchen, living room, yard with patio/deck, laundry room

-Hot-tub in the backyard

-Washer and dryer on site

-3 bathrooms w/ showers, Instant-hot water

-kitchen has a new dishwasher, gas stove, trash compactor, breakfast nook

-Backyard with overachieving fruit trees all year 

-bike storage room

-new windows and central heat

-hardwood floors

-living room with guest-loft

-garden with art shed, bbq

-high speed internet with local ISP "Monkeybrains"

-Transit lines: 2 blocks from 24th St BART, near Muni lines: 49, 14, 33 and 22

-You can get a local parking permit if you have a car for some reason


Get to the weekly farmers market or Alamo Drafthouse movie theater without crossing any  streets, or walk a few steps to plenty of grocery stores, coffee shops, galleries, record stores, and lots of restaurants.


Potential new house-mates should have awareness of social issues and diversity. Friends who pass through here are queer, trans, BIPOC, etc, and we'd like our home to be a safe comfortable space.


We have two indoor cats who live upstairs, but a pet could be ok if it stays in the basement unit and yard.
There is also a nice aquarium in the living room.


Location: Valencia St between 21st and 22nd, a block from Mission and a couple blocks from Dolores Park.


Present housemates all work in art, design, publishing


Chill and nice, direct communicators. 

Not clean-freaks, but considerate and courteous. Everyone cooks so don't leave a mess in the kitchen.

We have house cleaners once every two weeks for the common spaces.


Guests - Occasional guests are cool but no random unknowns like couch-surfer or Airbnb

No sublets or excessive guests without checking in with roommates first.
